We have some good news with the progress of Mosaic, Bankstown. The Strata Plan has been now been registered with the NSW Land Registry Service and the Strata Plan number is SP 97193. The builders are nearing completion and we can now advise that valuers can have access from Tuesday 10th April 2018. Please let your valuers know they can call our office to arrange a time.

The occupation certificate is due to come back by the end of this month and once it has passed, we can book in a settlement date.

We are writing to give you an update on the development progress of Spectra Apartments at 52-54 Copeland Street, Liverpool NSW.

We are pleased to advise that the bulk excavation is nearing completion with foundation works and basement 2 slab scheduled to commence this month.

The building contractor has made good progress to date.

We are writing to advise that the builders are progressing very well and the apartments are nearly completed. The fitout is continuing with strong momentum with kitchen joinery completed and finishes trades such as stone, splashbacks, flooring and painting well underway as well as appliances and other fixtures being fitted off. The rendering and external painting are now largely complete and the scaffold is being removed. The crane and loading bays have been schedule to be removed. The front entry works have commenced such as block walls, planter boxes, hydrant boosters. Once the scaffold is removed we will complete the landscaping. The Final Strata Plan is being finalised now and will be lodged with the Titles Office shortly. Once the complex is complete, the council will provide an occupation certificate and this will be sent to your solicitor so that you can book in a settlement date. We are anticipating settlements to commence during April 2018. By now you should have started to organise your finance and be ready to settle on your property in April. We understand that the banks may want to conduct a valuation on the unit. This will be possible around the middle of March. We will advise of a date closer to the time when valuers can get access. You can also advise them to call our office and we will make a time as soon as practical.

We are happy to advise that the builders are progressing well with the construction of the apartments.

Last week the final roof slab was completed for the development, which is a significant milestone for the builder. External Brickwork is progressing and the render finishes are well underway.

The facade of the Liverpool Road Building is substantially complete and the internal sheeting is well underway. Window installation has commenced. Kitchens are being manufactured off-site and are expected to commence installation before the Christmas break.

At this stage and subject to favourable weather we anticipate completion of the project to happen in May 2018 with settlements thereafter.

We have good news to report on the apartments at Abode, Willoughby.

The apartments are almost complete and we are excited to announce that pre settlement inspections will be ready in 3-4 weeks from now.

The developer has advised that we have scheduled in 2 days to conduct the inspections. Please call us to book in a time. We have allocated about 30-45 minutes for each inspection.

The pre settlement inspection dates are;

Tuesday 14th NovemberWednesday 15th November

If you require a bank valuation, valuer’s can have access on the 8th & 9th November 2017. Please ask you valuer to call us and we can arrange a time.

At this stage we are waiting for the Strata plan to be registered and an Occupation Certificate. Once these two items have been approved, we can book in a settlement date. Your solicitor will be advised as soon as both the Strata plan and Occupation Certificate has come through. We estimate these will both come through around middle of November. Settlement at this stage is predicted around early to mid December.

The builders are making solid progress with the external construction of the building and are up to level 4. The penthouse floor slab will be poured in about 2 weeks followed by the final roof slab a few weeks later.

We are writing to advise of the progress of your Darling Mills apartment. As you can see from the photos below, the external structure of the buildings are nearly complete. Currently, buildings D & E are mostly complete up to roof level and buildings A, B & C are not far behind. Internal fitouts of the apartments will start in the next few months. We have been advised by the builders that construction of the buildings should be complete mid 2018 with registration of the strata plan and settlement to follow soon after.

Builder Nominated We are writing to give you an update on the development progress of Spectra Residence at 52-54 Copeland Street, Liverpool. We are happy to advise that KNT Constructions have been engaged to carry out the building works. KNT are a luxury boutique builder and are also the operational arm of KLF Group, a family owned developer in Sydney. Several members of KNT’s management team are ex Kane Constructions employees, bringing with them robust construction quality management systems and policies. KNT are currently completing a 56 unit residential building in Ryde, “Allure”, and have commenced planning the early works for Spectra Residence. We anticipate that KNT will commence works on site soon, starting with site establishment and demolition of the existing dwellings. With house price growth on an upward trajectory in Sydney and Melbourne, many observers are wondering if a potential housing bubble is brewing in the southeastern capitals. Observers are also wondering about the long-term prospects of the Brisbane housing market, which has been posting modest growth.

We asked three analysts for their forecasts on these aforementioned property markets. Is there a bubble? Will house price growth slow down? Their answers might surprise you.

Sydney, NSW

In June, Philip Parker of Altair Asset Management attracted a lot of media attention when he announced his fund’s decision to sell its share portfolio and return cash to investors. Parker said that the “impending property market calamity” in the east coast markets had prompted him to make the surprise decision.

“Such media hype … has savvy investors rubbing their hands in glee in the anticipation of a very small segment of the market panicking and selling at any price,” said Sam Elbanna, managing director at CPM Realty. “These same savvy investors continue to purchase through all stages of the property cycle, as they understand that property is a long-term investment. Provided they can maintain their repayments, [property] should never be sold as [long as] capital growth over a 7- to 10-year period remains strong.”

Immediately following the global financial crisis, there were similar predictions of property bubbles and impending disaster, which created a minor hiccup in the market. “Those investors and homeowners who did not panic have reaped the rewards of massive capital growth in the ensuing years,” Elbanna said.

“It is evident that there is still an incredible undersupply of housing in Sydney as vacancy rates continue to fall (now sitting at 1.7 per cent for across the city and only 0.3 per cent in the CBD). The rates are lower than this time last year, clearly eliminating any concerns of a major oversupply of housing in Sydney,” he added.

The plunge in vacancy rates has led to rents increasing almost daily. “The high demand placed on finding property reflects the low vacancy rate, with the need for apartments jumping up by 1.6 per cent.”

If Sydney were to experience a housing market correction, it would be very minor, according to Elbanna. “Sydney’s property market would only stagnate for a few years without having a steep decline in pricing … price growth may soften but it will definitely still be growing,” he said.

Melbourne, VIC

While Melbourne’s property prices haven’t reached Sydney’s dizzying heights, they’re certainly on their way up. The city’s median house price was $865,712 in the June quarter, while the median unit price was $474,848 during the same period, according to the Domain Group.

Even though there’s been an increase in homebuyer activity based on current auction clearance rates, the slow pace of construction in Melbourne could lead to a slump in the market in terms of price growth, according to Marion Mays, founder of the Thalia Stanley Group.

However, this deceleration in price growth will not lead to the long-dreaded housing market correction. “Recent changes to investment loans and first-home buyer initiatives are also likely to play their part in avoiding the much talked about and predicted property bubble burst. In other words the property bubble will most likely stay intact,” Mays said.

Brisbane, QLD

In contrast to Sydney and Melbourne, Brisbane has been posting more modest growth. The city posted a median house price of $546,043 and a median unit price of $375,269 in the June quarter, according to the Domain Group.

“Whilst there are some positive signs, growth in the Brisbane property market will remain modest,” said Peter Mastroianni, founder and director of Rentvesting Pty Ltd. “However, blue chip suburbs in Brisbane have and will continue to perform well. And, as everyone knows there is a lot of new apartment stock in the CBD and fringes which will take some time for the market to absorb.”

“Growth is modest, yields are reasonable and vacancy rates are low. If the economy can turn on the jobs - things could quite literally pop,” he added.

Mastroianni thinks Brisbane has a long way to go before it can be given the “bubble” label. “Changes to investment lending by the financial regulator may preclude some investors from the market. However, I don’t feel this will have a great impact on the ‘steady’ Brisbane market,” Mastroianni said.

They are now moving along quickly with the external structure of the building. Due to unforeseen circumstances, the project has been delayed slightly and completion will likely be in March 2018, and settlement of the apartment soon after. June 2017 progress

We are happy to advise that the builders are progressing well with the construction of the apartments. From passing by the site and the photos below, the builders are up to Level 3 of Building A and Level 5 of Building B. We are predicting that the internal fitout of the apartments will commence from July 2017 and the External Structure will be completed to both Buildings by September 2017. At this stage we estimate settlements taking place in mid 2018. We will update you again towards the end of the year and keep you informed of the progress.

As you may be aware, the development application for this project has taken a lot longer than expected. The developer has been in negotiations with the council to approve the application. After a lot of rejections, the developer has finally received approval through the Land & Environment Court. The developer is working through the process of separating the land titles with the land titles office via Pittwater Council. We have also been instructed that the last development application has been approved. Further, we are instructed that the construction certificate is currently being drawn to allow commencement of construction. It is expected that the separation of titles will be complete in 2 months time. Once this has been done, construction will commence 2 months after that time. The combination of rising rents and low interest rates has made buying a more attractive proposition. Elbanna says older first-home buyers generally have larger deposits and are less concerned with snaring “glamorous” properties.

There is a lot of action on site at 88 Anzac Parade, with the structure construction and internal fitouts underway. We have been informed some owners have asked questions as to whether the site will be delivered in two stages. i.e. the Northern half and Southern half. The Project Manager has confirmed that this will not be the case. To explain this futher, the reason that the Northern half is currently further progressed than the Southern portion is because excavation works on the Southern corner took longer to complete. I like to follow the contrarian view of property investing which means that while everyone else is panicking, it’s a good time to start buying.

Many of buyers who purchased property in the twelve months following the GFC have enjoyed great gains.

Many of these same buyers have been waiting for these ideal conditions for some time, and they are poised to pounce on opportunities when they present themselves.

Even First Home Buyers will be able to see great returns for 2016, so long as they are willing to compromise.

The number one issue I have with first home buyers in any situation is managing their expectations; they are all looking to purchase a luxury home in the middle of the city, so they inevitably keep chasing the impossible dream whilst prices of properties that they can afford continue to increase.

By the time they realise it, the properties that they could have afforded last year are now outside of their budget.

Smart first home buyers of 2016 will understand that compromise is a necessity.

I often urge first home buyers to simply make a decision and run with it. Purchase a property in or adjacent to a suburb you like, build up some equity, then move onto a bigger or better property. There is little doubt that it is better to have your foot on the property ladder than to observe the market’s continual rise from afar.

My fundamental rules for investing remain as relevant today as ever:

1. Buy where people want to live – the most popular suburbs are popular for a reason, they provide excellent amenities. 2. Buy in suburbs adjacent to more affluent suburbs – in these suburbs you are starting from a lower base (i.e. purchase price) and your growth over the next few years will be in line with, or even exceed affluent adjacent suburbs. 3. Buy in the best suburb you can afford – often it is better to buy a 1 bedroom in a popular inner city suburb, than a 3 bedroom for the same price in an outer suburb. 4. Understand the power of leverage – debt is not a dirty word if you use it effectively. It provides you with opportunities to expand your portfolio and in the current low interest rate environment, can often be your best investment friend.
